The Rental Process:

Finding a property
- Search through our website for a property that you would like to view (why not pick a selection and we will take you to a few)
- Contact our friendly lettings team to arrange a viewing
- We can drive you from our shop to view the properties that you have selected if you don't have your own mode of transport

Reserving a Property
- When you decide that you wish to let a property, discuss this with our lettings team and we will ask you to fill out an online application form
- Once your application has been accepted by our team and the landlord you will then need to pay all fee to reserve your room; we ensure all fees are transparent and you can view exactly how much it will cost you to rent below
- Paying the holding fee reserves the room/house for you (subject to references) and takes the property off the market

References
- Reference checks are carried out for all tenants by a referencing company of Elvet Estates choice
- Acceptance of references are subject to the landlords approval

Tenancy Agreement
- Once references have been accepted a digital version of your contract will be sent to you for signature

Rent and Deposit
- Once your tenancy agreement has been signed, your first months rent is due, along with your deposit
- Both can be paid by debit card or bank transfer
- Your deposit will then be passed to the landlord to register in a government backed scheme of choice or if managed by Elvet Estates it will be protected by ourselves, as per the Housing Act 2004 – this ensures your deposit is safe and secure for your tenancy

Deposits
- If there are no deductions from the deposit for damages, dilapidations or cleaning, we aim to return the deposit within 10 days of the final day of the tenancy
Elvet Estates is a member of My Deposits and The Property Ombudsmen Redress Scheme
Permitted Payments
Before the tenancy starts (payable to Elvet Estates ‘the Agent’)
- Where Necessary Holding Deposit: 1 week’s rent
- Deposit: Minimum of 1 month’s rent, this can be Up to 5 weeks’ rent maximum (or in the case of rental income of more than £50,000 per annum 6 weeks rent).
During the tenancy (payable to the Agent)
- Payment of £100+ vat if you want to change the tenancy agreement
- Payment of interest for the late payment of rent at a rate of 3%
- Payment of £36.00 for the reasonably incurred costs for the loss of keys/security devices
- Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
During the tenancy (payable to the provider) if permitted and applicable
- Utilities – gas, electricity, water
- Communications – telephone and broadband
- Installation of cable/satellite, Subscription to cable/satellite supplier
- Television licence
- Council Tax
Other permitted payments
- Any other permitted payments, not included above, under the relevant legislation including contractual damages.
Tenant protection
- Elvet Estates is a member of RICS CMP, which is a client money protection scheme, and also a member of The Property Ombudsman which is a redress scheme.
