Tenants

The Rental Process

  1. Finding a Property 
    • Search through our website for a property that you would like to view (why not pick a selection and we will take you to a few)
    • Contact us to arrange a viewing
    • We will drive you from our shop to view the properties that you have selected
  2. Reserving a Property and AAI Fees
    • When you decide that you wish to let a property, discuss this with our lettings team and we will ask you to fill out an online application form
    • Once your application has been accepted by our team and the landlord you will then need to pay all fee to reserve your room; we ensure all fees are transparent and you can view exactly how much it will cost you to rent below
    • AAI stands for
      • Agreement
      • Application Fee
      • Inventories
    • Paying the AAI fee reserves the room/house for you (subject to references) and takes the property off the market
    • The fee is per property, not per person; it is non-refundable and is 25% of the monthly rent with a minimum of £240 and a maximum of £600 (including VAT)
  3. References
    • Reference checks are carried out for all tenants by a referencing company of Elvet Estates choice
    • Acceptance of references are subject to the landlords approval
  4. Tenancy Agreement
    • After references have been accepted, a digital version of your contract will be emailed to via Echo Sign
    • You will then be asked to sign the lease electronically via Echo Sign
  5. Rent and Deposit
    • Once your tenancy agreement has been signed, your first months rent is due, along with your deposit
    • Both can be paid by debit card or bank transfer
    • Your deposit will then be registered with My Deposits, as per the Housing Act 2004 – this ensures your deposit is safe and secure for your tenancy
    • The deposit amount is
      • For Furnished properties – 6 weeks rent
      • For Unfurnished properties – 4 weeks rent
      • For tenants with pets (unfurnished or furnished) – 6 weeks rent
  6. Inventory
    • When you are due to move into your house a member from Elvet Estates will meet you at the property
    • They will explain our moving in guide to you and also go through your check in inventory
    • The property will be excepted to be returned to us at the end of your tenancy in the same condition as at your check in, minus fair wear and tear
  7. Move In
    • Enjoy your house!
  8. Renew
    • Depending on the circumstances of your house, we will offer you the option to extend your tenancy 3 months before the end of your current tenancy
    • To renew the tenancy, a cost of £60 (including VAT) is payable per tenancy agreement per renewal
  9. Check Out Inventory
    • When the time arrives for you to leave the house, a member of Elvet Estates staff will visit your property, with you present and check the condition of the property against the condition on the check in inventory
    • If necessary, an action plan of works required will be drawn up for you, to be completed before your tenancy ends
  10. Deposits
    • If there are no deductions from the deposit for damages, dilapidations or cleaning, we aim to return the deposit within 10 days of the final day of the tenancy
